Before you book
A few things worth knowing before you book. We'd rather you found out here than on arrival.

Extras
A few things we can do for you, at a charge. Let us know before you arrive if you'd like any of them, so we can have them ready.
Arrival and departure
Please tell us roughly when you expect to arrive — it's a house, not a front desk, and somebody has to be in it to let you in. If you're held up, ring; it is never a problem, we just like to know. If you'd like a later check-out, ask when you book and we will usually say yes — it depends on who is coming in after you.

The rooms are upstairs
All three rooms are upstairs and there's no lift. They're ordinary stairs, with a landing at each of the two turns — the turns make a big suitcase slightly awkward, but that's the only catch. If you cannot manage stairs at all, this isn't the place for you.
We're up the hill, not on the water
You get a long view across bush and down the D'Entrecasteaux Channel to Bruny Island. It's a view of the water rather than a spot beside it — there's no beach at the bottom of the garden.
No kitchen in the rooms
Every room has a fridge and a microwave, and guests often use them for a simple dinner in. But this is a bed and breakfast rather than a flat, so the rooms have no stove of their own. The house kitchen is Leonie's — though if something comes up, ask her.
Adults only
We're licensed for six guests, two to a room. No children, and we've no cots or extra beds — so a room is two people, and that's the whole of it.
No pets
We used to take dogs and we've stopped. Sorry.
The house is warm
This one's in your favour. Tasmania catches people out, and we've heard plenty of stories about guests freezing in places with nothing in the walls. There's a heat pump (Tassie term for reverse cycle aircon) in every room — we put them through the whole house when we bought it, in place of the old radiators — and it holds its heat. You can be in a gale and not know until you open the door.
And no, you can't see the Sydney to Hobart
Everyone asks. The fleet doesn't come this far up the channel.
The rest of the house rules, briefly
No smoking anywhere. No parties, and we're not the place for a hens or bucks weekend. Quiet between eleven at night and seven in the morning, which mostly looks after itself. We take cash if you'd rather.

Finding us
Twenty minutes from Hobart, ten from Kingston, and fifteen from the Bruny Island ferry at Kettering. Twenty-five to the Huon Valley.
We'll send directions with your booking. Worth a read — the map apps don't always pick the best way in.
We'd highly recommend a hire car — Tasmania's hard work without one, and the buses won't get you far.
